The site extends to just over 3 hectares and sits on the edge of a small rural settlement within the local authority area. It is mainly agricultural in nature, with the majority of the land made up of open fields, alongside a small number of existing buildings.
Access is taken from a narrow country lane, and the land itself is generally flat. The surrounding area is typical countryside, with a mix of farmland, scattered houses and agricultural uses.
There are no listed buildings within the site, although there is one nearby. There is no direct relationship between that building and the site. A public right of way crosses part of the land, and there are some areas of surface water risk towards one side. The site also sits within a recognised landscape character area and has a low to moderate level of radon potential.
One of the existing barns is currently used for storing farm machinery and hay as part of an active agricultural use, and has been in use since it was built in the mid-2010s.
