Our work is centred on rural and semi rural development. This includes agricultural buildings, equestrian schemes, rural housing and the conversion of existing structures. These projects often sit within sensitive policy areas, where success depends on how a scheme is positioned as much as the detail itself.

We know that the route to securing planning permission can seem complicated, we work to simplify this by understanding what you want to achieve, our using our knowledge and experience to get you there.

That may involve a planning application, but equally it could be permitted development under Class Q, a Green Belt case built around existing policy support, or a longer term land promotion strategy. The key is aligning the planning route with the client’s commercial objective.
If it is clear that there is no route to achieving permission we will be honest. We always advise on the risks of an application at the start.

For those looking at longer term opportunities, we advise on land promotion and strategic positioning. This includes Call for Sites submissions, Local Plan engagement and early stage feasibility work.

Class Q and building re use
Permitted development rights, particularly Class Q, continue to provide a valuable opportunity in the right circumstances. We have extensive experience in this area and understand the detail that underpins a successful prior approval.
That includes structural considerations, access, design and how proposals are presented to the local authority. Addressing these matters early tends to make the difference.
