This project involved securing planning permission for a traditional new build family home on a sensitive site on the edge of the Peak District National Park.
Site Context and Key Constraints
The site sat within open countryside, where new residential development is tightly restricted under local plan policy. Securing consent required a clear justification rooted in the need for a dwelling in this location alongside a design that respected the character of the surrounding landscape and existing built form.
Planning Strategy and Design Approach
We worked closely with the client to build a robust planning case, drawing on the relevant exceptions within local policy to establish the principle of a new dwelling. The design used locally distinctive materials, including natural gritstone, to ensure the house read as a considered addition to its setting rather than an incongruous new build. Careful attention was paid to massing, roofline and boundary treatment to keep the scheme in keeping with its rural context.

Planning permission was secured for a high quality, energy efficient family home that sits comfortably within its rural surroundings.
