This project involved promoting a landowner’s site through the Local Plan process, seeking its allocation for future housing development.

Site Context and Key Constraints

The site was well related to existing settlement boundaries but had no formal allocation for development. Securing recognition in the emerging Local Plan required a robust evidence base addressing landscape, access, drainage and deliverability, alongside a compelling case for why the site represented a sustainable location for growth.

Planning Strategy and Approach

We prepared a detailed representation on behalf of the landowner, submitted at each relevant stage of Local Plan consultation. This included technical evidence on access and utilities capacity, together with a clear narrative demonstrating the site’s sustainability credentials relative to alternative options being considered by the council. We maintained ongoing dialogue with the local authority throughout the process to respond to emerging evidence and address officer concerns.

Outcome

The representation successfully built the case for the site’s inclusion, strengthening the landowner’s long-term position as the Local Plan progresses toward adoption. This project highlights the value of early, well-evidenced engagement in the plan-making process — securing an allocation can unlock significant long-term value for landowners, well before a planning application is ever submitted.
